Leaning posts
Almost always repairable. The post itself may be fine — the concrete footing has shifted, or the post has rotted at the ground line. We can reset a post in roughly an hour, or pull the rotted post and replace it with a new pressure-treated or steel post. If one or two posts lean, repair. If the entire run leans together, the original installation was likely under-set and the whole fence may need rebuilding.
Rotten wood at the ground line
Common, repairable. Pressure-treated lumber resists rot but doesn't eliminate it — ground-line moisture and decomposing leaves accelerate decay. If only a few posts are rotting, replace those posts and reset the panels. If you can push your thumb into the wood at multiple posts across the run, the fence has reached end-of-life and replacement makes more sense than a rolling repair program.
Broken or missing panels
Single-panel replacement is the most common repair we do. A few boards knocked out by a branch, kid, or vehicle — we match the material, color profile, and height, then install. Whole sections (5+ panels) hit by storm damage or vehicle impact still favor repair if the posts are sound; if the posts also got pulled, factor in post resetting.
Gate sag and gate failure
Almost always repairable. Gates fail more than the rest of a fence because they cycle more — they're hinged, swung, slammed. The usual culprits: rotted gate post (replace it), worn or undersized hinges (upgrade hardware), or a frame that's racked out of square (rebuild the frame). Replacing a sagging gate is far cheaper than replacing the surrounding fence.
Storm and wind damage
Coastal NC storms regularly flatten sections of fence. Our triage during repair walk-throughs: posts and panels structurally intact → repair; posts pulled or snapped → repair if isolated, replacement if widespread; fence is 15+ years old AND took major storm damage → often the storm just accelerated a replacement that was coming anyway.
Termite or wood-borer damage
Pressure-treated wood resists most insect damage, but it happens. Localized termite damage in a few boards = replace those boards. Widespread damage across multiple posts and stringers = treat the property (separate pest contractor) and likely replace the fence after treatment.
Chain link mesh sag or tear
Mesh damage is often repaired by re-tensioning the existing mesh or splicing in a fresh section. Bent top rail can be straightened or replaced individually. Damaged terminal posts at corners or gates need replacement to keep tension correct.
When replacement is the smarter call

Insurance and storm-damaged fences
